Terms and Conditions – Vacation Rentals

The following are the Terms and Conditions under which Premier Properties, Inc. rents residential property.

General Rental Conditions

  • Light Housekeeping. Rentals are equipped for light housekeeping.
  • Cable TV. Provided with most units along with utilities and trash pickup.
  • Amenities. Units are equipped with linens, dishes, silverware, coffee pot, iron, towels, etc.
  • Occupancy. All rental rates are based on double occupancy.
  • Guests. Overnight guests may be permitted with permission of the property manager.
  • Telephone. Not all units have a telephone If your unit does have a telephone then we will provide local telephone service. You will need a calling card to make long distance telephone calls.
  • Internet – Request at the time of booking, prior to signing the lease agreement. If the unit does not have internet you will be able to arrange for internet service through the local provider.
  • Pets. Check with the property manager for rules and regulations regarding pets and/or assisted animals. No aggressive breeds are permitted without written permission from the Property Manager and proof of liability insurance for the pet.
  • Extended Occupancy. When reserving a rental for several months you may want to bring your favorite pillow and Teddy Bear!

Reservation Deposit for a Vacation Home

  • Standard Deposit. A $340.00 reservation deposit is required upon confirmation of a rental unit. $40.00 is non refundable. Upon check in the reservation deposit will be applied to your Refundable Security Deposit.
  • Refundability. The deposit is non-refundable unless the unit can be re-rented for the same time period. Medical slips may be required in the event of an “emergency cancellation.” Ask your property manager about “sub-leasing” the unit.
  • Administrative Fee. An administrative fee will be charged for sub-leasing of the units.

Security Deposits

  • Pets. Deposits will be required on all pets. Usually the deposit is refundable.
  • Refundability. Security deposit is refundable within 14 working days after the lease expiration.
  • Conditions. The property must be left in order and all terms of the lease agreement must have been met to receive full refund.

Cleaning Fee

  • Standard Fee. A non-refundable cleaning fee of $85.00 to $200.00 is payable at check-in time. This fee is to cover the costs of cleaning, laundry, inventory and inspection after the check-out date.
